NEXT-SPI | The new era of office space has arrived.

The era of office space 1.0, monotonous work was confined to one cubicle after another, and the employees were truly ‘cubicle men and women’; in the era of 2.0, office space broke through many ‘rules’, open-plan, partition-free offices became popular; entering the era of 3.0, office space tends to be more flexible and mobile, prompting planners to improve space utilization efficiency and personnel office efficiency through diverse forms.


We summarize and analyze the real space data in the 305 project examples completed by Novah in recent years, carefully showing the spatial environment characteristics of the five industries under the office 3.0 era, hoping to provide inspiration for everyone to create new workplace office spaces.

01 Spatial Proportion Index


The ‘Space Proportion Index’ shows that the office area is composed of office space, meeting space, third space, support space, passage space, and fragmented space.

From an industry perspective, except for the Auto-Mobile industry, the other four industries tend to focus more on employee office space and evenly plan other business support spaces. However, the Auto-Mobile industry requires relatively more support spaces due to its office areas undertaking part of the manufacturing and testing work, which needs to serve the business.


02 Office Space Per Capita


‘Office Space Per Capita’, which refers to how much office space each employee has. This not only represents the number of employees that the space can accommodate, but also reflects the experience of employees in the office space.

The ‘Office Space Per Capita’ of the Real Estate and Investment and Finance and Investment industries leads other industries, indicating that they pay more attention to corporate image and personnel care; Internet companies often try to accommodate as many employees as possible within their existing office space to meet their diverse and flexible business needs.


03 Workspace Allocated Per Seat

Workspace Allocated Per Seat refers to how many square meters each workstation occupies. The Internet industry is the lowest, accompanied by the development of ‘Internet+’, the office mode of this industry tends to be light office, lightweight office configuration and high flexibility of work make it unnecessary for employees in this industry to have too much space and functional settings for their workstations.


Meeting space Allocated Per Seat indicates how many square meters per person the conference room area is. The data shows that in closed conference rooms, the configuration of various industries is more even, and it is a more comfortable plan to have 2.3-2.6 square meters for each seat.

Third space Allocated Per Seat refers to how many square meters of open communication area there is per person. For hard technology and the Auto-Mobile industry, daily collaboration requires innovative tools, testing equipment support, etc., so the third space presents a higher degree of leeway.
